Stucco restoration for buildings that have seen better days
Restoration is for the exterior that needs more than a repair and less than replacement: an older house or building with damage in several places, failed sealants, dated details and a finish past its best. We do the repairs, the resealing, the resurfacing and the new mouldings as one planned job, and the building comes back as a whole.
Owners of older stucco houses, plazas, condos and apartment buildings, and buyers who inherited a poor installation. What you get
A plan for the whole exterior, the work done in the right order, and a building that looks new rather than patched. Where
Toronto, Mississauga, Vaughan, Oakville and the rest of the GTA. 4.933 Google reviews
What a restoration includes
Every restoration is scoped at the site visit. These are the parts most of them share.
- Survey
Every elevation walked and tapped, blisters and cracks mapped, joints inspected, and the cause of each problem noted.
- Repairs
Water-damaged sections opened and rebuilt, impact damage repaired, loose areas re-adhered or removed.
- Flashing and sealing
Every window, door, transition and penetration reflashed where needed and recaulked with a compatible sealant.
- Resurfacing
A new mesh-reinforced base coat and finish over the elevations that need it, so the repairs disappear.
- Details
Sills, bands, cornices and trim renewed or added, which is often where an older building's look is lost or found.
When restoration is the right call
The substrate and insulation are dry and attached. Restoration gives you a new exterior at a fraction of replacement.
Blisters here, cracks there, sealant gone everywhere. One job, in the right order, beats three years of patching.
Pebble finishes and heavy textures brought up to a smooth modern finish, with new details.
If the insulation is loose across large areas or the wall behind is wet through, we remove the system, repair the wall and install new. We tell you which at the visit.
When you bought a house with bad stucco
A property with a poorly done EIFS system can be fixed. In the worst case we remove the existing cladding from all walls, inspect the supporting wall, repair studs or sheathing where needed, and apply a new system properly. In most cases the wall behind is sound and restoration brings the exterior back without starting over.
Much of our work is repairing walls left unfinished or poorly done by companies that came and went. We tell you honestly which situation you have, and the quote matches it.
What moves the number on a restoration
Every job is quoted after we see the wall. These are the things that move the number.
- How much is repair and how much is resurfacing
Set by the survey. We quote each part so you see where the money goes.
- Hidden damage
Opened areas sometimes reveal more. We quote the likely case and agree in advance how extras are handled.
- Height and access
Scaffold or lifts for the duration.
- Details
New mouldings and trim are optional and priced separately.
- Phasing
Done in one season or spread over two, worst elevation first.

What our customers say
Stucco restoration questions
How do I know if I need restoration or just repairs?
If problems are spread across an elevation or the sealants have failed everywhere, restoration. If it is one blister or one crack, repair. We tell you which at the free visit.
Will the finished wall look patched?
No. Resurfacing after the repairs is what makes the elevation read as one wall again.
Can you restore part of a building this year and the rest next?
Yes. Many managed buildings are done elevation by elevation across seasons.
Do you replace the system if it is too far gone?
Yes. We remove the cladding, repair the wall behind and install a new system properly.
Is the work insured and warrantied?
Yes. Stucco & Co carries $5 million liability insurance and WSIB coverage, and every job comes with a one-year warranty on our work.
