Stucco work on buildings people are living and working in
Stucco & Co has worked on dozens of condos, apartment buildings and strata properties. Occupied buildings need a different kind of planning: notices, access, noise windows, balconies and entrances that stay usable. We handle all of it, and you deal with one person from start to finish.
Property managers, condo boards, landlords and owners of occupied commercial buildings. What you get
The exterior repaired or renewed with as little disruption as the work allows, and a single contact who keeps you informed. Where
Toronto, Mississauga, Vaughan, Oakville and the rest of the GTA. 4.933 Google reviews
Planned around the people inside
The stucco is the easy part. Keeping residents and tenants informed and safe is what we plan for.
- Walk-through with management
We look at access, parking, balconies, entrances and the areas that worry you most, and agree the order of work.
- Notices and schedule
You get a plain-language schedule to post, with the hours we work and which elevations are affected when.
- Protection
Balconies, windows, vehicles and walkways protected. Entrances kept open or clearly rerouted.
- The repair or renewal
From spot repairs and sealing to a full new system, done elevation by elevation.
- Reporting
Progress updates to the manager, and a final report with what was done and what to watch over the coming years.
What we are usually called for
Weather dries caulking until it stops working and water sneaks behind the stucco. Blistering follows. Resealing early is the cheapest fix a building can buy.
Corners and loading areas take hits from bumpers and hitches. We rebuild them with multiple layers of mesh so they are almost impenetrable.
Damaged finish removed and recoated to match, with a tougher finish where it keeps happening.
A building from decades ago that needs a lift to keep tenants and attract new ones at a better rent. A new skin does that without over-spending.
One person, start to finish
Properties that are owned and managed take a lot of stress over time: weather, people and vehicles. The question is usually not whether to spend but how much is sensible. We go over the whole building with you and propose a solution that suits the property and the budget, whether that is sealing and spot repairs this year or a full new exterior.
We take care of everything from A to Z, so you deal with one person. Lars quotes and manages, Michael runs the crew. Business owners and managers have trusted us with buildings of every size since 2010, and the reason is simple: the work is done on time, as quoted, and it lasts.
What moves the number on an occupied building
Every job is quoted after we see the wall. These are the things that move the number.
- Scope
Spot repairs and resealing, a full resurfacing, or removal and a new system. The site visit tells us which the building needs.
- Height and access
Scaffold, swing stages or lifts, and whether parking has to be cleared.
- Phasing
Working in sections or outside business hours to keep the building open adds days.
- Hidden damage
What is behind blistered areas is known only once they are opened. We quote the likely case and tell you how we handle more.
- Durability upgrades
Extra mesh and high-impact finishes where the building keeps getting hit.

What our customers say
Tenanted buildings questions
Do residents have to move out or stay off balconies?
Nobody moves out. Balconies on the elevation being worked on are closed during the work hours, and you get the schedule in advance to post.
Can you give us a multi-year plan instead of one big job?
Yes. If the budget calls for it we can sequence the building over more than one season, worst elevation first.
Who do we call during the job?
Lars. One number, from the quote to the final report.
Do you do condo reserve fund quotes?
We provide written quotes and scope descriptions that boards and managers can use in their planning. Ask when you call.
Is the work insured and warrantied?
Yes. Stucco & Co carries $5 million liability insurance and WSIB coverage, and every job comes with a one-year warranty on our work.
