What a commercial EIFS job includes
The system is the same one we put on houses. The difference is the planning.
- Survey and plan
We walk the building with you, note access, hours, tenant entrances and anything that has to stay open, and build the schedule around it.
- Protection and access
Scaffold or lifts set so entrances stay usable. Signage, glass and landscaping protected.
- Preparation
Existing cladding repaired or removed, the substrate checked, and flashings corrected where water has been getting in.
- The system
Insulation board, reinforced base coat and finish. Corners, loading areas and anywhere a vehicle can reach get multiple layers of mesh.
- Hand-over
A final walk-through with you, touch-ups done, and the paperwork for your file.
The commercial work we do most
A new EIFS skin or a restoration brings a tired plaza up to the standard tenants expect, without closing it.
Brand colours and profiles matched to the standard, and the work timed around service hours.
Dozens of condos, apartment buildings and strata properties over the years. See tenanted buildings for how we handle occupied ones.
Low-rise offices, clinics and places of worship. Where a specification exists we build to it; where it does not we help write one.
Why owners and architects keep choosing it
EIFS is a favourite among builders and architects for its versatility, its lifespan and its low maintenance cost. It can imitate stone, precast or smooth render, it carries any colour, and it adds insulation to the outside of the wall, which shows up on the heating bill of a large building.
Commercial walls take abuse that houses never see: weather drying out caulking, foot traffic, graffiti, carts and vehicles backing into corners. We know where a building gets hit and we build those areas up with extra mesh so they are far harder to damage.
We can also help you forecast what the exterior will need over the coming years, so maintenance goes into the budget at the start rather than as a surprise.
What moves the number on a commercial building
Every job is quoted after we see the wall. These are the things that move the number.
- Area, height and access
Lifts versus scaffold, and how much of the frontage can be closed at a time.
- Condition of the existing wall
A sound substrate takes a new system straight on. Water damage behind the cladding has to be opened and dried first.
- Hours and phasing
Night and weekend work, or working in sections to keep tenants open, adds time.
- Details and signage
Bands, cornices, sign boxes and brand profiles.
- Durability upgrades
Extra mesh at impact zones and high-impact finishes where the building needs them.

Can you work while the building stays open?
Yes. Most of our commercial work is done on occupied buildings. We phase the work and keep entrances usable, and we agree the schedule with you before we start.
Do you work for general contractors?
Yes. We price from drawings and specifications and fit into your schedule. See new construction for what to send us.
Can you match a franchise standard?
Yes. Give us the brand standard and we match the colours, profiles and finishes.
Who is my contact?
Lars, from the first call through the final walk-through. Michael runs the crew on site.
Is the work insured and warrantied?
Yes. Stucco & Co carries $5 million liability insurance and WSIB coverage, and every job comes with a one-year warranty on our work.
